Item 7 is the US FDD’s estimated initial-investment section. The next task for a buyer is to understand the assumptions behind the range and replace unresolved allowances with evidence for the proposed project.
Preserve the original definitions
Copy categories, ranges and explanatory notes into a working register without changing what they describe. Record which format and assumptions apply. Keep any stated period for additional funds visible rather than treating it as a promise that no further cash will be needed.
Build the proposed-site column
Add current quotations, deposits and local requirements beside the disclosed ranges. Explain differences instead of forcing the local budget to match the table. An unusually low quote can reflect missing work, while a high estimate may reflect a materially different premises condition.
Separate opening and continuing cash
Link each item to when it is paid and which funding source will cover it. Maintain a separate operating cash schedule. An investment table is not a personalised assurance that launch losses, household costs and financing obligations are all covered.
A worked research example
Illustrative example: a disclosed equipment allowance ranges from 40,000 to 60,000, but your delivered-and-installed quote is 64,000. Record the 64,000 and investigate the difference; do not substitute the 50,000 midpoint simply because it falls within the published range.
Evidence to gather
- Retain Item 7 categories and notes
- Identify the format and reserve assumptions
- Add site-specific dated quotations
- Reconcile payment timing with funding
The worksheet below uses editable example inputs. It does not automatically reproduce the scenario or every calculation rule discussed above.
What will it take to open?
Frequently asked questions
Is the midpoint a recommended budget?
No. A midpoint does not establish the cost of your actual project.
Does a disclosed range guarantee the final cost?
No. Obtain evidence for the site, format and timing you are considering.
Can this replace the current FDD?
No. Read the complete current document and seek appropriate US advice.
