Item 10 concerns financing offered through the franchisor, its agents or affiliates. A buyer should distinguish that disclosed arrangement from a separate lender proposal and from a general statement that finance may be available.
Identify the actual provider and purpose
Record which entity provides the funds and what purchases the arrangement covers. Separate a referral from a commitment to lend. If finance depends on approval or conditions, keep those conditions in the decision log instead of counting the money as confirmed.
Reconstruct the payment obligation
Request the complete schedule, including deposits, fees, interest assumptions and any final payment. Ask your adviser to explain security, guarantees and default provisions. The headline rate is insufficient to establish either total cost or personal exposure.
Compare it with independent alternatives
Use the same asset, term and service scope for comparisons. Check whether changing a supplier changes financing availability. Keep lending approval, franchise approval and operating viability as distinct decisions, even when the parties are commercially connected.
A worked research example
Example comparison question: one proposal funds equipment only, while another also covers installation. Before comparing repayments, reconcile the amount and scope being financed. Otherwise the apparently cheaper proposal may leave an opening cash gap.
Evidence to gather
- Identify the lender and franchisor relationship
- Confirm exactly what can be financed
- Obtain payment and security documents

Frequently asked questions
Does an Item 10 disclosure mean I am approved?
No. Approval and drawdown can depend on individual conditions.
Is every independent bank loan described there?
Do not assume so. Review the scope of Item 10 and obtain separate lender documentation.
Should I review guarantees separately?
Yes. Have the relevant obligations explained for each agreement you are asked to sign.
